Project details presented by Ibrahim Hakki.  Presented details on the site layout, massing, exisiting conditions, landscaping, parking, lighting, and intended uses.

 

Committee Questions, Comments, Concerns

  • Consider adding storefront windows around the corners (facing the side street and facing the parking {this one could also become an entryway}).
  • Suggest giving the memorial lettering a bit more space for more legibility and possibly shifting it to the right so that its not jammed in under the lower concave roofline.
  • Consider pusing the main door/access a bit deeper into the building on the main elevation, this will give the memorial lettering a bit more space to move to the right on that elevation.
  • What roofing materials are you considering?  TPO membrane vs standing seam
  • Consider exploring window mullion patterns.
  • Can anything be done on the northeast elevation to animate the facade a bit more because of the residential structure on that side.  Maybe an opportunity for a mural?
  • Consider the size and/or placement of the ligting on the larger facade.  Consider using a base plate for the lighting to beef it up on the facade.
  • Suggest using a different material than the two spruces and the rhododendron due to their salt intolerance.
  • Suggest that the current size of the "Thinking Cap Child Care" lettering is too large.  Should use the three storefront windows as border for the signage.

 

 

Khrys Shefton from Famicos Fdn is available to state support for the project.  Does have some inquiry about how a childcare operator will be attracted to the space, if they have other day care locations, what are their state ratings, and how will the retail spaces be programmed.

 

Kim Scott from City Planning is available to state support for the project and speak to the overall development of the plan.

Motion to approve conceptually with the condition to study the main entrance way, study storefront mullion patterning, study overhang proportions and facia between roof and brick, study landscaping around perimeter, finalize roof material, study using a base plate for lighting, study signage proportions and placement, and add storefront windows for Wade Park facade and possibly the parking lot facade.
